The rental conditions for the apartments of the residence i masCa’ in Bologna are the following:
• RESERVATION: the reservation is valid for 48 hours and must be confirmed by depositing 20% of the total amount of the rent and by sending a copy of the payment statement to the fax number +39 051 5874724. The customer will receive an email or a fax with the reservation confirmation and a receipt of the deposit. The confirmation of the reservation is only to be used by the same person whose name is on the reservation and cannot be applied to other parties without the prior authorization of Mask 51 s.r.l. The deposit should be paid by bank transfer to the following routing coordinates:

• MODIFYING THE RESERVATION: requests to modify reservations that have already been made will be accepted based on the availability of the apartments. If it’s impossible to make a change, the reservation will be cancelled and the total amount of the deposit refunded minus the following penalties:
- Up to 15 days before the reserved date: 0%
- From 15 days to the day before the reserved date: 50%
- The last day: 100%
• UNAVAILABILITY OF THE APARTMENTS FOR UNPREDICTABLE REASONS: if the apartment isn’t available for reasons that are unpredictable or do not depend on the will of Mask 51 s.r.l., another apartment with similar or superior characteristics will be offered. In cases of extreme difficulty, Mask 51 s.r.l. has the right to cancel the reservation, reimbursing the entire amount deposited by the customer and the customer will not be able to request compensation of any kind. The acceptance of a substitute apartment cancels any right for possible reimbursement or similar requests of any kind.
• ARRIVAL OF THE CUSTOMER: upon arrival, the customer must present the bank transfer receipt for the deposit and the letter of confirmation for the reservation in addition to a form of identification and the personal information of all the people that will be staying in the apartment. This information will be communicated to the local public security authorities. The customer will be received by a member of the staff who will supply the keys to the apartment as well as the necessary information for using the appliances in the apartment. The payment in full (or in any case the first month of the rent) must be paid at the time of receiving the keys. The arrival time is established between 3:00pm and 6:30pm. Arrivals outside of this time frame must be arranged in advance with the establishment.
• SECURITY DEPOSIT: at the time that the apartment keys are provided, the customer is expected to give the establishment a security deposit that is not subject to interest (the total amount is variable based on the cost of the apartment), which will be returned when the apartment is given back and from which deductions could be made for possible damages to the property.
• NUMBER OF GUESTS: A number of guests exceeding the number of beds in the reserved apartment will cause the dissolution of the contract with the consequent loss of the sum of money already deposited as a penalty.
• CLEANLINESS AND TIDINESS: each apartment is provided with cleaning supplies and will be clean and in order when given to the customer. The customer will see to the daily tidying up of the apartment and will be responsible for any changes or damages made to the apartment. The washing of dishes, pots, and pans is not included in the final cleaning that is comprised in the rent. If necessary, an amount of 15 Euro will be deducted from the security deposit for this service. Bedroom, bathroom, and kitchen linens will be changed weekly. For an additional cost of 5 Euro per person, it’s possible to obtain an additional change of linens.
• PETS ARE NOT ALLOWED.
• SMOKING PROHIBITED: smoking is prohibited in all apartments. Customers who smoke are asked to make a note of this and, if possible, will be provided with apartments that have an outdoor area, where smoking is permitted.
• RELEASE OF THE APARTMENT: customers must return the keys to the apartment at the end of their stay between 8:30am and 11:00am. The security deposit will be returned after the apartment has been examined by the designated staff member. Returning the keys outside of these hours must be arranged in advance with the establishment.
• REGISTRATION: for contracts that last more than 30 days, the establishment will be responsible for 50% of the registration costs and the customer will be responsible for the other 50%. The customer is also responsible for the taxes and/or commission fees associated with the contracts and receipts.
• USE OF COMMON SPACES: common spaces are not to be cluttered with personal objects and must be used with respect for the other guests.
